Bella Vista Condo Conversion Remodel and Model Home Design and Staging – San Leandro, CA
This rental apartment complex was converted to individual condominiums for sale. I was hired by the investors to assist with planning the gut renovations and design of all the units which included sourcing for materials such as flooring, cabinets, countertops, appliances, lighting, closet doors, and how to incorporate washer/dryers into each unit. The owner of this condo lived in Hawaii. He hired us to upgrade this unit which had been a rental and prepare it to sell. By communicating through his local realtor and via email and telephone, he saved a lot of time and money by not having to travel and attempt to manage this project himself within a limited timeframe. We replaced all the flooring throughout the unit which included new tile in the entry, kitchen and bathrooms, and new wall-to-wall carpeting. We also updated the light fixtures, baseboards, and some appliances. With a little lipstick on this pig, the homeowner attracted over 30 offers and sold for $70K above asking!
Geddy Court Remodel and Staging – Fremont, CA
When I met with the homeowners, they were aware that they would not be able to sell their property for the price they wanted in its current condition. Their recent college graduate son and his two friends were living in the house alone and basically turned it into a frat house of sorts – complete with a rock climbing wall in the living room. The house was built in the late 80s and those characteristics were reflected throughout the house. To garner the $1.5M asking price, we needed to do an extreme makeover. After the 6 weeks it took to get the boys out of the house, we spent 5 weeks renovating this property from top to bottom, inside and out. It SOLD within the first week and closed in less than one month for $1,501,000. The new owners basically got a brand new house…SCORE! for all parties involved.
