No, you didn’t have to bother with repairs or upgrades or even cleaning in some cases. Buyers were willing to buy in “as-is” condition. But, sellers who chose to go the extra mile were rewarded handsomely. Bottom line, the better the house showed, the more desirable a house it was.

That same mantra still holds true today, even if it is a buyers market. In fact, the market reversal should increase motivation for using this practice to its fullest potential.

I understand that shelling out hundreds, sometimes thousands of dollars is difficult, especially when you don’t get paid until the property sells, but I’ve seen the consequences of that penny pinching mindset with listings that languish on the market, month after month, price reduction after price reduction, with no change.

So what happens?

It’s a game of war between the Seller and the Selling Agent. Neither one wants to “give anything up” and ultimately, you both lose!

The house doesn’t sell, the seller’s are stuck with a house they no longer need or no longer serves their needs and the real estate agent doesn’t get a sale and therefore, earns zero commission.

On the flip side, if you both took responsibility and created a marketable listing, everyone does the happy dance…all the way to the bank!
