Can Home Staging Help You Achieve Record Breaking Market Times...in Today's Market?

If you've been involved in Real Estate in the last few years, you've heard about or experienced multiple offers and record breaking market times, but is that still possible today?  You betcha!  As we're just entering the Spring selling season, I am seeing a lot of activity in my immediate area.  Great news just reported in Alameda and Contra Costa County here in Northern California - single family homes under $1M showed a decrease of days on the market from 94.5 days in February to only 86.5 days in March - that's a 9% difference in just 1 month!So what kind of record breaking market time are we talking about?  One of my coaching students just had an amazing success story and we're not talking about a property in a major metropolitan area either...she's located in Eugene, Oregon.  A realtor friend of hers was lamenting about how one of her listings (way out in the rustic area 20 miles south of town) had been on the market for over a year - vacant with absolutely no offers or interest.  The builder was paying almost $1000 a month on the construction loan and was ready to do a short sale just to get it off his hands.    The realtor  had seen Sandy's work before and asked her to stage the property.  She was willing to pay for the staging because this client was a builder who lists all his properties with her and she knew that this would be the ticket to secure all his future work.  After staging the property, Sandy and her team locked up and left the property and started to drive back to town.  Before they reached the city limits (less than an hour later), the realtor called to tell her she had just received a full price offer on the property!  She even asked me if they had shown up while they were working and if she had done the sales pitch to the buyers?  The buyers and realtor had never seen the house before, but was interested in the property because the price had been reduced.  Yes, the price got their interest, but the staging won their hearts!  If within one hour of staging isn't record breaking, I don't know what is...  Imagine if that builder had staged the property from the start - he could have potentially saved himself $12,000!WOO HOO & CONGRATS on a job well done to Sandra Hare of www.drdesignhome.com in Eugene, Oregon!
