Now that you’ve followed the step-by-step instructions and created that irresistible, market ready house, what’s next? Well, it’s SHOWTIME!!! In real estate, this is the open house.I know, I know…statistically, open houses don’t work. Only about 1% of houses seem to be sold because of an open house. Well, if that’s true, then why do realtors around the country continue to hold them? Realtors have broker’s open houses specifically for realtors to preview properties that have been listed with the hopes that they’ll see a house that would fit one of their client’s needs. The same is true for public open houses. The goal is to get people in to see the property and whether it’s a fit for them, their friend or someone else, it’s the visibility that you’re looking for. Overall, the concept is great, it’s the execution that needs a little help.Look, we’ve all attended an open houses a time or two right? What’s the usual m.o.? A couple of signs in the neighborhood, maybe a balloon by the front door? Upon entry, you either have an agent who completely ignores you or else they stalk you around the house pointing out every room – as if you couldn’t figure out that that was a kitchen, and next to it is the bath…c’mon!!! I’m being facetious, but you don’t need a tour guide, what you need is a host – a fabulous party host! Turn your ordinary open house into the event that everyone wants to be invited to. I love parties. I especially love theme parties. You’ll see in my system that I love to carry themes throughout my staging. If your goal is to get your house seen, invite people to come and give them an incentive to come.
