5 Tips for Staging the Master Bedroom

One the most important rooms in a house and a major selling feature is the Master Bedroom. It is very important to put some extra effort into making this room really special to attract home buyers.

Think luxury hotel…here are some tips for doing just that.

1. Lift the mattress off the floor! The focal point in this room is the bed. You’ve got to make that bed have “wow factor”. Having mattresses laying on the ground is not going to do the job. It automatically conjures up thoughts of college life. Get a mattress frame and lift those mattresses up. The higher the better (appears more luxurious).

2. Upgrade the bedding. Very seldom do I see beds with nice bedding. A lot of times home sellers will pull out a brand new set from the closet when I bring this up. For whatever reason, they’re saving it for a special occasion. Give yourself permission to enjoy beautiful bedding every day. It’ll make you feel great and it’s a very nice reward at the end of the day. In any case, when you’re staging to sell, you need to upgrade from your every day bedding to something much more luxurious. I recommend a bed-in-a-bag because it comes with everything you need – comforter cover, sheets, pillowcases and a bedskirt. Choose something with color and even a pattern to add interest. Accent with throw pillows.

3. Get rid of the bedroom/home office dual personality – the master bedroom is supposed to be a sanctuary. How can you sleep peacefully if you’ve got work steps away from where you’re supposed to be resting. Besides, it doesn’t scream luxury or sanctuary when you’ve got a desk with a computer and other “office stuff” around. Remove that function from the space while the house is on the market. Don’t worry, you’ll survive.

4. This room is only for “masters” of the house – Believe me when I say I understand and feel your pain. I am a mother too. But this is the “master bedroom” and should be displayed as being used by the “masters of the house” – traditionally husband and wife. There should only be one bed in this room, preferably a king or queen size bed. Remove all children’s beds, pet beds, etc.

5. Make the bed EVERY DAY! If this is not something you’re accustomed to doing every day, well…you’ll be learning a very good new habit. You must make sure the bed is made daily with the accent pillows and whatever other props you choose to set up. There’s no room for being lazy while you’re on the market. You are in the spotlight every day until you go into contract. If this is a concern for you, I’ve had clients who slept on the floor rather than the bed to avoid having to “make the bed” (but don’t forget you still have to put away your temporary bedding) or you can move out temporarily during the time your house is on the market.
