Kitchens...they are the heart of the home. They’re also one of the top selling features that buyers are looking for. As much as I love a good home renovation, sometimes a full blown kitchen renovation is not in the time frame or in the budget so I'm sharing some of my top kitchen makeover tips. Keep in mind, most buyers are looking for turnkey properties, meaning they just want to move in and not think about doing much home improvement. So, as a Seller, it’s your job to make sure you are offering a turnkey property as much as possible. If you missed the other videos in this series, I’ve shared some of my TOP tips for updating and upgrading the interior of your property as well as the exterior. In today’s video, we’re focusing on the heart of the home, the kitchen.
Have you ever noticed that it doesn’t matter how big a house is or how many other rooms there are to hang out in, people will congregate in the kitchen. It used to confuse me why everyone wanted to crowd around the kitchen when there were many other spaces just steps away.Like most homes, the kitchen is where you likely spend the most time - cooking for your family, entertaining, and baking with your kids. Lots of memories are made in the kitchen so you want to make sure your kitchen is where your potential buyers can envision themselves creating those memories. Otherwise, there goes your asking price!
HERE ARE SOME OF MY TOP TIPS FOR UPGRADING YOUR KITCHEN TO INCREASE THE RESALE VALUE AND MAKE EVERY BUYER WANT YOUR KITCHEN...AND ULTIMATELY YOUR HOME.
1. Update light fixtures - in particular, replace fluorescent light boxes with recessed lighting
2. Paint cabinets - painted cabinets are much more marketable than stained wood cabinets; you can never go wrong with a white kitchen
3. Add knobs and pulls - these are like jewelry for your kitchen; choose something complimentary to the space and add a little personality
4. Repaint the walls - make sure to clean the walls prior to painting to ensure the best results
5. Replace the faucet - the faucet is one of the most used features so make sure you invest in good faucet
6. Replace the countertop - tile and grout countertops are a nightmare to clean; there are many pre-fab solid surface countertops to choose from today
7. Replace the sink - I recommend a single bowl 18 or 16 gauge stainless steel sink
8. Upgrade flooring - if you're adding hardwood flooring to the rest of the home, run it into the kitchen as well to make your home look more spacious; use large scale tiles over smaller scale options.
9. Upgrade or replace any old appliances - be sure to choose the right level of appliances for your property type to avoid turning buyers off.
